Follow these steps for a smooth check-in experience:
From Denver: Take I-70 West for approximately 90 minutes toward the Continental Divide
Take Exit 232: Exit at Berthoud Pass/US-40 North
Continue North: Follow US-40 North toward Winter Park (scenic mountain drive)
Arrival: 211 Sawyer Circle is on the left side of the road
Use the electronic keypad located on the front door. Your entry code was provided via email. Enter the code and press the "#" key to unlock. The door will remain unlocked for a few seconds.
There is ample parking for 2 vehicles. You may park in the driveway or in the dedicated parking area to the side of the house. Please keep vehicles off the grass and respect neighbor properties.
The driveway is private and gated. If you experience any issues with the gate, contact your host immediately. The gate operates automatically and should open as you approach.
Berthoud Pass sits at 11,300 feet elevation. Winter conditions can be severe.
Colorado's traction law requires all vehicles to have adequate tire traction from September 16 through May 25. All-wheel drive, 4-wheel drive, or winter tires meeting specific standards are required on mountain passes. Fines for non-compliance can be substantial.
Before traveling, check COTRIP.org for real-time road conditions on I-70 and Berthoud Pass. Check weather forecasts and plan to drive during daylight hours when possible. Always have an emergency kit in your vehicle.
Sawmill Haus is a luxurious 3-bedroom mountain retreat designed for comfort and relaxation.
King Bed with premium linens and down pillows. The master bedroom features an en-suite bathroom with heated floors, a luxury shower, and spa-quality toiletries. Large windows offer mountain views.
Double with Single Bunk Log-frame bunk with double bed on bottom and single bed on top. Cozy mountain cabin feel with quality linens.
Twin Bunk Room (Sleeps 4) Two sets of twin-over-twin bunk beds, sleeping 4 guests. Perfect for kids or groups. Located downstairs.
Open-concept living area with vaulted ceilings, comfortable green sectional sofa, gas fireplace, Smart TV, and access to the balcony. Perfect for gathering and enjoying the mountain atmosphere.
Fully equipped kitchen with stainless steel appliances and quartz countertops. Dining table seats 8 guests comfortably. Coffee maker, toaster, and all cooking essentials provided.
The property features 3 full bathrooms plus a half bath (3.5 bath total), equipped with quality toiletries and premium fixtures.
Additional amenities include washer/dryer, keypad entry, central heating, board games, and Smart TVs in living areas.

Please be mindful of energy efficiency. Adjust temperature as necessary but be sure to turn back down when you leave the property.
The gas fireplace has a timer located on the right side of the fireplace. Turn the timer clockwise to set the desired run time. The fireplace will automatically shut off when the timer expires. Please ensure the fireplace is OFF before leaving the property or going to bed.

Recommended Time: 15-20 minutes
Safety Rules: No glass containers allowed. Children must be supervised at all times. Do not use if pregnant, ill, or taking medications that may interact with heat. Turn off the jets 5 minutes before exiting. Cover the tub with the provided cover when not in use.
OXO 8-Cup Drip Coffee Maker: Uses a reusable coffee filter. Add your ground coffee, fill the water reservoir, and select the brew size button to start brewing.
Odea Giro Plus Espresso Machine: Uses whole bean coffee. The on/off button is located on the right side of the machine. Fill water using the left side drawer. Please empty used pucks from the right side drawer after use.
Load dishes with the spray arms facing up. Place detergent pods in the dispenser compartment. Close the door and press the start button. Use the Normal or Heavy cycle depending on soil level. The dishwasher uses about 27 gallons of water per cycle.
The range is electric. Use the control knobs to set the desired heat level for each burner. Oven control is digital on the control panel. Preheat before use. Always ensure burners are off before leaving the kitchen. Never leave cooking food unattended.
The TCL Smart TV and Xfinity cable each have their own remote. For cable TV, switch to Input 3 using the TV remote. The TCL Smart TV has standard apps pre-installed including Netflix, Hulu, and YouTube. Input your own account credentials to access your subscriptions.
Washer and dryer are located in the hallway closet on the main floor. Load clothes and detergent into the washer, select a cycle, and start. Transfer wet clothes to the dryer, add a dryer sheet, and select a temperature and drying time. Typical drying time is 35-45 minutes on medium heat.
The side table lamps in the primary bedroom are touch activated — there are no switches. Simply tap the base of the lamp to turn it on or off. Tap again to cycle through brightness levels.
All bedrooms have ceiling fans operated by the remote controls located at the doorway. Use the remote to adjust fan speed and light settings. If the remote does not respond, make sure the wall light switch near the door is turned on — the fan and remote require this switch to be in the ON position to receive power.

Smoking is absolutely prohibited inside the home. This includes cigarettes, cigars, and electronic devices. Violation of this rule will result in a $500 cleaning fee. Smoking is permitted outside only.
Pets are permitted by prior approval only. If you have a pet, you must have obtained written approval from the host before your stay. Pets must be well-behaved and house-trained. Pet damage to the property will result in additional charges.
Maximum occupancy is as specified in your booking confirmation. Exceeding this limit is a violation of house rules and may result in eviction and forfeiture of payment. This limit exists for safety, comfort, and respect of neighbors.
All trash must be placed in the bear-proof bin located outside the property. Do not leave trash or food items outside overnight. Empty bins must be stored to avoid attracting wildlife.
We recommend removing shoes when indoors to keep the property clean and protected. Please treat the home and furnishings with care and respect, as if it were your own.
Parking for 2 vehicles is available. Please park in the driveway or designated areas. Do not park on the grass or in front of neighbors' properties. Large vehicles may require special arrangement—contact your host if needed.
Our neighbors are important to us. Please be courteous and respectful. Do not trespass on neighboring properties or allow their peace to be disturbed. Complaints from neighbors may result in eviction.
Parties and events are not permitted. The property is designed for peaceful family getaways and small group gatherings only. Unauthorized events will result in immediate eviction.
Open flames, including candles and incense, are prohibited inside the home. The gas fireplace and outdoor fire pit are the only approved fire sources. This is essential for safety.

In case of small fire, evacuate immediately and call 911. Only attempt to use a fire extinguisher if it is a small, contained fire and you feel safe doing so.
A first aid kit is located in the primary bathroom upstairs, under the sink.
The property is equipped with smoke detectors and carbon monoxide detectors in all critical areas. These are tested monthly. If an alarm sounds, evacuate immediately and call 911.
White pucks located in the bathrooms and kitchen areas are water leak sensors. If excessive water is detected, an alarm will sound. Please do not move or tamper with these sensors. If an alarm sounds, check for any visible water leaks and notify your host immediately.
Ring cameras are located at the front and back of the property, monitoring entryways for your safety. These cameras are exterior only and do not record any interior areas of the home.
Elevation: 9,000 feet above sea level
Some guests may experience mild altitude sickness (headache, dizziness, shortness of breath) upon arrival. To minimize effects:
- Stay hydrated and drink extra water
- Avoid alcohol on arrival day
- Take it easy the first day
- Rest well at night
- Eat light, nutritious meals
Symptoms typically subside within 24-48 hours. If symptoms persist or worsen, contact medical services.
