Follow these steps for a smooth check-in experience:

Getting Here from Denver

From Denver: Take I-70 West for approximately 90 minutes toward the Continental Divide

Arriving at the Property

Keypad Entry

Use the electronic keypad located on the front door. Your entry code was provided via email. Enter the code and press the "#" key to unlock. The door will remain unlocked for a few seconds.

Parking

There is ample parking for 2 vehicles. You may park in the driveway or in the dedicated parking area to the side of the house. Please keep vehicles off the grass and respect neighbor properties.

Driveway Access

The driveway is private and gated. If you experience any issues with the gate, contact your host immediately. The gate operates automatically and should open as you approach.

Winter Driving Tips

Berthoud Pass sits at 11,300 feet elevation. Winter conditions can be severe.

Colorado Traction Law

Colorado's traction law requires all vehicles to have adequate tire traction from September 16 through May 25. All-wheel drive, 4-wheel drive, or winter tires meeting specific standards are required on mountain passes. Fines for non-compliance can be substantial.

Road Conditions

Before traveling, check COTRIP.org for real-time road conditions on I-70 and Berthoud Pass. Check weather forecasts and plan to drive during daylight hours when possible. Always have an emergency kit in your vehicle.

Gas Fireplace

Operating the Fireplace

The fireplace is controlled by a wall switch next to the mantel. Simply flip the switch up to ignite and down to turn off. A small pilot light indicator will glow when active. Please ensure the fireplace is OFF before leaving the property or going to bed.

Hot Tub Safety & Operation

Pre-heated Temperature: 102°F
Maximum Temperature: 104°F
Recommended Time: 15-20 minutes

Safety Rules: No glass containers allowed. Children must be supervised at all times. Do not use if pregnant, ill, or taking medications that may interact with heat. Turn off the jets 5 minutes before exiting. Cover the tub with the provided cover when not in use.

Kitchen Appliances

Keurig Coffee Maker

The Keurig is located on the kitchen counter. Fill the water reservoir with fresh water, insert a K-cup pod into the brew basket, select your cup size, and press brew. The unit will heat and dispense coffee in about 60 seconds. K-cups are provided in the cabinet to the right of the sink.

Dishwasher

Load dishes with the spray arms facing up. Place detergent pods in the dispenser compartment. Close the door and press the start button. Use the Normal or Heavy cycle depending on soil level. The dishwasher uses about 27 gallons of water per cycle.

Gas Range

Turn the burner control knob left while pushing down slightly to light. Once lit, adjust heat by turning the knob. Oven control is digital on the control panel. Preheat before use. Always ensure burners are off before leaving the kitchen. Never leave cooking food unattended.

Entertainment

Smart TV & Roku

The TV features integrated Roku. Use the Roku remote to navigate menus and select apps. Popular apps like Netflix, Hulu, and Disney+ are pre-installed. Input your own account credentials to access your subscriptions. The TV power button is on the remote or on the left side of the TV frame.

Bluetooth Speaker

The house Bluetooth speaker is named "SawmillHaus_Speaker". Enable Bluetooth on your phone or device, select the speaker from available devices, and begin streaming your music. The speaker has excellent range throughout the house and deck.

Laundry

Washer & Dryer

Washer and dryer are located in the hallway closet on the main floor. Load clothes and detergent into the washer, select a cycle, and start. Transfer wet clothes to the dryer, add a dryer sheet, and select a temperature and drying time. Typical drying time is 35-45 minutes on medium heat.

Garage Boot Dryer

Using the Boot Dryer

Located in the garage, the boot dryer is perfect for drying wet snow boots and ski gear. Place boots or accessories on the hanging rods, close the door, and select your desired drying time. This is especially useful after days on the slopes!

Quiet Hours

10:00 PM - 8:00 AM: Please keep noise levels to a minimum during these hours to respect neighbors and fellow guests. This includes music, TV volume, and conversations.

No Smoking

Smoking is absolutely prohibited inside the home. This includes cigarettes, cigars, and electronic devices. Violation of this rule will result in a $500 cleaning fee. Smoking is permitted outside only.

Pets

Pets are permitted by prior approval only. If you have a pet, you must have obtained written approval from the host before your stay. Pets must be well-behaved and house-trained. Pet damage to the property will result in additional charges.

Occupancy Limits

Maximum occupancy is as specified in your booking confirmation. Exceeding this limit is a violation of house rules and may result in eviction and forfeiture of payment. This limit exists for safety, comfort, and respect of neighbors.

Trash & Bear Safety

All trash must be placed in the bear-proof bin located outside the property. Do not leave trash or food items outside overnight. Empty bins must be stored to avoid attracting wildlife.

Interior Courtesy

We recommend removing shoes when indoors to keep the property clean and protected. Please treat the home and furnishings with care and respect, as if it were your own.

Parking

Parking for 2 vehicles is available. Please park in the driveway or designated areas. Do not park on the grass or in front of neighbors' properties. Large vehicles may require special arrangement—contact your host if needed.

Respect for Neighbors

Our neighbors are important to us. Please be courteous and respectful. Do not trespass on neighboring properties or allow their peace to be disturbed. Complaints from neighbors may result in eviction.

No Parties

Parties and events are not permitted. The property is designed for peaceful family getaways and small group gatherings only. Unauthorized events will result in immediate eviction.

No Candles or Open Flames

Open flames, including candles and incense, are prohibited inside the home. The gas fireplace and outdoor fire pit are the only approved fire sources. This is essential for safety.

A well-stocked first aid kit is located in the hallway closet. It contains bandages, antiseptic, pain relievers, and other common supplies for minor injuries.

Smoke and Carbon Monoxide Detectors

The property is equipped with smoke detectors and carbon monoxide detectors in all critical areas. These are tested monthly. If an alarm sounds, evacuate immediately and call 911.

Some guests may experience mild altitude sickness (headache, dizziness, shortness of breath) upon arrival. To minimize effects:
- Stay hydrated and drink extra water
- Avoid alcohol on arrival day
